SOFTWARE WE USED
Business Needs

The client required a detailed mechanical BIM model to ensure that all components are precisely represented with desired details. They sought Tejjy’s professional expertise in delivering innovative MEP BIM solutions. Our multidisciplinary approach, capitalizing on the expertise of our architects, MEP engineers, and BIM specialists positioned us as the perfect choice for the deliverables including-

  • Smooth coordination with other trades was asked by the client to avoid clashes while executing the design. It was also to ensure that mechanical systems would integrate seamlessly with the overall building layout.
  • The client needed robust clash detection and resolution strategies. This was to identify and address any potential conflicts early. It was a necessary step to avoid rework or delays and maintain project timelines.
  • Accurate shop drawings for HVAC ducts and piping were vital to ensure proper installation making the construction process more efficient and error-free.
  • The client needed a well-coordinated and updated mechanical BIM model which will serve as a single source of truth to enhance communication between stakeholders.
  • Compliance with building codes and industry standards was non-negotiable. Ensuring our deliverables adhered to these standards would guarantee the safety and quality of the construction.
Challenges

Throughout the project, Tejjy encountered various challenges hindering the quality and compliance of the BIM outcomes that required innovative solutions.

The key challenges are listed below-

  • A prominent challenge that we had to overcome was to integrate data from various sources into our workflow. Our team ensured the accuracy of this data across different models. It was critical as discrepancies could lead to clashes and errors in the final design.
  • Software compatibility. Different stakeholders used different BIM tools that sometimes weren’t compatible with our advanced tools. A smooth exchange was important for a seamless installation and coordination of MEP systems.
  • We experienced design revisions due to unforeseen circumstances. Incorporating these changes into the MEP BIM model and HVAC shop drawings without disrupting the overall project flow was a complex procedure.
  • At Tejjy, quality control is a mandatory task. Maintaining high-quality standards and conducting thorough reviews of the BIM model was done to ensure accuracy before submission to clients and construction teams.
  • Ensuring mechanical systems and shop drawings comply with local building codes, regulations, and industry standards while aligning with the project specifications.

Let’s Discuss Your BIM Needs

Our Solutions & Approach

We utilized advanced BIM software like Autodesk Revit to create a detailed LOD 350 mechanical model. Our MEP BIM professionals ensured precise geometry and specifications for all components, including HVAC, ducts, and pipes as mentioned by the client.

Team Tejjy established regular coordination with the stakeholders from all the trades, i.e. architectural designers, structural consultants and MEP disciplines. We used federated BIM model with LOD 350 and leveraged Autodesk Navisworks to visualize and resolve conflicts collaboratively.

Our team of BIM experts and architects teamed up and extracted 2D drawings and annotation for mechanical components including ducts and pipes from the 3D BIM piping model. These 2D drawings were refined to craft accurate and informative Shop drawings for ducts and pipes.

In Tejjy Inc. Efficiency is our highest priority. This helps us to deliver on our AEC promises with excellence. Hence, we implemented a version control system and made sure that our MEP BIM model was regularly updated to reflect any revisions requested by clients during the coordination.

Business Impact

With a 99% First Time-Right (FTR) deliverables rate, we ensured that the majority of our outputs met the standards of quality.

Our BIM model for mechanical system of the site ensured a conflict-free installation of HVAC layout.

The detailed design facilitated smooth inter-coordination within the building systems and the project’s intricate architectural design. All while maintaining the site’s aesthetic and functional goals.

By employing clash detection and resolution during the design phase to avoid costly delays, we ensured that the construction timelines were on track and stakeholder operations weren’t disrupted.

A BIM enabled MEP visualization facilitated better inter-disciplinary communication which aligned with the client’s vision.

The precision and accuracy guaranteed by the intricately crafted comprehensive BIM model streamlined material procurement process. This helped in optimizing resource usage and minimizing waste, which resulted in cost reduction.

The detailed deliverables provided by our team made their way to provide significant visual data which would enable the clients in system upgrades and renovation for future- ready facility management
